Windsor Green is a collection of thirty one spacious lots, nestled on Lake Bellefonte in Lady Lake, Florida. This unique, upscale community will represent the finest quality in custom estate homes. In order to preserve the elegant look and feel of Windsor Green, we must create standards that form a cohesive architectural statement for the community as a whole.

House facades and yards have an important role in creating a strong street appointment throughout the neighborhood. Therefore, we have created a pattern for the community through architectural styles. In order to encourage and enforce the design elements of these patterns, we have formed an Architectural Review Board to oversee the architectural and building process. To maintain consistency, the architect's plans must be reviewed and scrutinized for architectural merit.

Windsor Green was established by PhilKim Properties, Inc. and Mastrosimone Construction. The architectural review board and pattern book was established by Home Designers Group, Inc.

Mastrosimone Construction thereby retains exclusive rights to build in Windsor Green. However, some home owner's may want a builder of their choice to construct their home. We have provided an option to home owner's to do this by rendering to PhilKim Properties, Inc. a severance fee.

The neighborhood plan for Windsor Green is designed to fit into the upscale neighborhood setting. To facilitate this, lot types of varying size and design parameters have been laid out. This will not only aid in site planning issues but will also provide variety in the house designs.

The character of Windsor Green Classical houses will be formal and orderly. There will be a composed relationship among all of the parts. The spacing of windows, dormers, doors, porches, columns and bays will be based on Classical proportions. The simple forms, tall and elegant proportions, and delicately formed elements will bring both a dignity and grandeur to the front facades of the houses.

In the small, Southern towns that are the inspiration for Windsor Green, the majority of classical houses were built with white clapboard siding accented by black or dark green shutters. Red brick or stucco with white or pastel colors also were used.
